New Construction Mistakes

As a home buyer, choosing to purchase a new construction home may seem like the easiest way to get everything you want. While you can pick out most of your own wants and needs, it is still important to go into the new construction process NOT making these mistakes!

Mistake #1: Quickly Choosing A Builder

As with most choices in life, doing your research is one of the keys to success in purchasing new construction. Many homebuyers get wrapped up in what kind of house they want built that they forget that researching the builder is also important.

Looking into reputations, building options, licenses, and warranties are all things to add to your research list. Purchasing new construction based on solely the type of home built and not on the builder may result in future issues and frustrations during the building process.

Mistake #2: Breeze Over The Paperwork

A new home always comes with a lot of paperwork. Between a builder’s standard features, upgrades, maps and building contracts, a lot of information is involved. Home buyers should be sure to read each page thoroughly so they know exactly what is included and not included in their home. Don’t forget the fine print in the contracts!

Mistake #3: Not Hiring a Realtor

Realtors aren’t just used for pre-existing homes, they are also very helpful to buyers in new construction. They work for the buyer and are focused on their wants and needs.

Realtors can also help the buyer handle builder contracts and in some cases make changes to it. An experienced realtor will be able to help ensure that the buyer gets exactly what they want and for an affordable price.

Many people think buying new construction will save them money from having to pay Realtor fees but builders are actually the party that pays the realtor commission fees. There is no extra cost for hiring a realtor when you purchase new construction.

Mistake #4: Poor Communication

Not keeping in good contact with the builder throughout the entire construction process may lead to costly mistakes. In the beginning when a design is chosen, both the buyer and the builder need to be on the exact same page.

Location, direction the home is facing, features, layouts, colors, and materials are all areas to go over in detail. The last thing a buyer wants is a not so happy surprise halfway through construction.

Making periodic calls to the builder is always a good idea for not only progress updates but also to ensure no changes have been made without a buyer’s consent.

Mistake #5: Not Visiting During the Building Process

This mistake goes hand-in-hand with the mistake of poor communication. If a buyer does not make regular visits to the construction site, errors or poor construction may not be caught in time leading to further issues.

There may also be times where a buyer decides as they walk through the home they don’t like a certain feature or option and want it changed. Some items are much easier to change before construction is finished. For example electric outlets. While not impossible to do after construction, it is easier to change the location or add more of them before the final walk-through of the home.

Mistake #6: Not Prepping Before the Final Walk-Through

The final walk-through is a very exciting part for a buyer. The problem is sometimes the excitement hinders the ability to look over every room closely to pick out imperfections that need to be changed.

Coming to the walk-through with a prepared punch-list of things to inspect is very important. It helps keep the buyer focused on inspecting all the items in the home. The builder may provide a punch-list or other templates can be found online.

Mistake #7: Forgetting Builder Warranties

Most reputable builders will include a builder’s warranties with a new home construction purchase. The coverage tends to come in increments (ex. 1yr., 2yr., and 10yr.) Certain items in the home are are only covered up to those increments.

Items included in warranties are both cosmetic and structural. Things like siding, trim, HVAC systems, electrical, plumbing and roofing are normally included.

Looking the warranty over closely both when the builder contract is signed and when the home is completed is important. Keep it in a safe place to refer to easily. Setting up calendar reminders of when warranties are close to being expired is a good way to ensure they aren’t forgotten!
